We get a lot of questions from property managers about Yardi Breeze and Yardi Breeze Premier. We love it! We’re here to help, and there’s no question too big or too small. To help you out, we assembled a list of common property management software FAQs below.

General FAQs

What is better for my business, Yardi Breeze Premier or Yardi Voyager?

It really depends on ​the needs and scale of your business. Breeze Premier is a fantastic option for small to medium size businesses looking for an easy to implement, all-in-one solution. If you are looking for more robust or complex functionality and flexibility, you might consider Voyager.

I get many rent checks all at once and don’t want to use the Yardi CHECKscan mobile app to deposit them individually. Is there an easier way?

Yes! Breeze Premier clients can add Yardi CHECKscan Full Service. This lets tenants mail checks to a lockbox that Yardi sets up and monitors on your behalf. We bulk process your payments for you, and you enjoy next-day payment transfers.

Of course, you may be able to bypass this problem by encouraging residents to pay online.

If I upgrade from Breeze to Breeze Premier, do tenants have to create new RentCafe profiles, reconnect bank accounts, etc.?

Most likely, you do not need to redo the online payments setup, and renters do not need to re-register for RentCafe if you upgrade from Breeze to Breeze Premier. ​Hundreds of Breeze users have upgraded as their business needs changed. Our services and sales teams can help with a seamless switch.

However, there are exceptions. For instance, there are few steps if a commercial Breeze client (using the RentCafe portal) upgrades to Breeze Premier (using the CommercialCafe portal).

I manage a mixed-use property with commercial & residential units. How should I set up this property?

For a mixed-use property, it is possible to set up the commercial units as a commercial property and the residential units as a residential property. For reporting, you can then set up a property list to group together the residential and commercial properties. Billing will update automatically.

Accounting FAQs

Is it possible to run a GL report on one account for multiple properties so the amount appears separately per property?

Yes. You can create a monthly report packet for the General Ledger report. Then you can enter all the properties for which you want to run the report. After that’s done, the system will generate separate GL reports for each property.

Can CAM reconciliations be done in Breeze, or do I need Breeze Premier?

Recovery reconciliations can be completed in Breeze and Breeze Premier. In both, users can:

  • Manage triple net (NNN), gross leases or combinations
  • Create custom expense pools and allocate expenses to tenants
  • Set up flexible common area maintenance (CAM) schedules and assign to tenants
  • Set up caps and percentage allocations for expense pools
  • Post estimated charges for monthly, quarterly or annual reconciliation

What are the perks of automating the monthly rent roll posting?

Many clients prefer to set up their monthly posting as an automated task to help save time and streamline their operations. By setting it up as an automated task, the system runs the monthly posting for all your properties on the designated date.

Does Yardi support paying a tenant through EFT using the accounts payable module?

Yes! With the December 2024 update in Breeze Premier, you will be able to use Yardi Bill Pay to process EFT and check payments to tenants. This expands on our current functionality, which allows Bill Pay to be used for payments to vendors and owners. Check out the Bill Pay brochure for more information.

RentCafe FAQs

What’s the difference between RentCafe & Yardi Breeze?

RentCafe is Yardi’s marketing and resident services brand. The RentCafe resident portal is fully integrated into our Breeze and Breeze Premier property management software. Your residents can pay rent online, submit maintenance requests and communicate with your team through the portal. RentCafe websites and RentCafe Chat IQ are available as add-ons to enhance your property marketing efforts.

Breeze and Breeze Premier is our all-in-one property management software platform with built-in marketing, leasing, accounting and operations functionality. Essentially, it’s the engine running your business and your system of record.

Affordable housing operators may want to consider adding RentCafe Affordable Housing, which allows residents to apply or recertify via integrated compliance workflows.

Is RentCafe only available in Breeze Premier?

The RentCafe resident portal is included with both Breeze and Breeze Premier. Other RentCafe add-on products like RentCafe Chat IQ and RentCafe Connect are only available for Breeze Premier clients.

What is the difference between RentCafe & CommercialCafe?

CommercialCafe is the tenant portal included for Breeze Premier commercial clients and tenants to communicate, manage maintenance requests and make payments. Unlike the RentCafe resident portal for residential clients, marketing and leasing functionality is not included. Commercial Breeze clients who have not yet upgraded to Breeze Premier may still have commercial tenants pay rent via RentCafe.

Is there a way to get a reminder for when a tenant lease is coming due?

Yes! On the dashboard calendar, you will see alerts on leases that are about to expire that month. You can also run a report in advance to check on leases that are coming due.

What happens if you have multiple lease holders to send to?

If you’re sending the lease with the built-in Lease Builder correspondence option, you can only send the lease document to the primary tenant. However, you can always download the lease document and send it to additional recipients via Breeze or Breeze Premier.

Can I customize what residents can do via the RentCafe resident portal?

Yes. You’ll see customization options in the RentCafe tab on the Property screen. For example, you can choose whether residents may submit and/or add attachments to maintenance requests. You can also control which payment methods are allowed.

Does an applicant have to pay before completing the application process?

If you’ve defined an application fee on the property screen, then yes, the applicant will have to pay the fee before their application is complete.

Can Blue Moon leases be integrated to complete the lease signing?

If you’ve licensed Lease Builder Plus with Breeze Premier, you can utilize Blue Moon leases.
